Are pets allowed?No, unless specifically listed in the lease. Tenants should make sure that the pets are not dangerous and are registered with the respective government agencies. Tenant must also carry Renters Insurance if they have pets.

What documents are required along with the application?Completed application form (one per adult) Completed background check on Tenant Verification Services Website https://www.tenantverification.com/ccr-passport-login.html Copy of the state id, paystubs, proof of income, any other necessary documents (for e.g. Section 8 forms etc.)

What is the application process?We screen potential tenants. Complete the paper application copy provided to you at the time of showing. Alternately, you can complete this form online here. Send the copy of state issued id and email id to us for background check with Tenant Verification Services (TVS) for Credit, Eviction, Criminal and employment background check. Please note that this background check is needed for anyone who is above 18 years of age. The cost of background check is 52.95USD per adult, which you can pay directly on TVS website or pay to AGS Real Estate Wisconsin LLC. We generally request some additional documents during the application process. E.g. Proof of income, Copy of Section 8 voucher etc. and may do reference checks if necessary. Once the above steps are complete, we will communicate with the applicant on the next steps.

What is the process for approval? Do you conduct background checks?We typically look for good and clean background check. Good credit, no past evictions and no criminal record are the guidelines. In some cases, where the credit is poor or there was eviction in distant past, we may work with applicants, if there is a satisfactory explanation and if the related risks are mitigated. Yes, we do background checks using Tenant Verification Services (TVS) system.

Should Tenants carry Renters Insurance?Yes, tenants are required to carry Renters Insurance. Tenants should provide the proof of insurance to landlord in 30 days of the lease start.

What is the notice period for termination of lease?Please refer to the lease terms for specific termination clauses.

Will my credit score go up if I pay rent without being late?Yes, if landlord and tenant discuss and agree. This is recommended as it can help tenants to boost their credit scores.

What are my responsibilities as tenant?Following the lease Keeping landlord informed of any issues related to maintenance Keeping the premises clean For single family housing, lawn mowing and snow removal (driveway, sidewalks etc.) is tenant responsibility. Tenant should be responsible for paying the rent and utility bills when due.

Are appliances provided by landlord?In most cases, appliances are not provided by landlord.

Can I access my ledger and lease online?Yes, we have online portal for you to access your leases, review your ledgers, submit a maintenance request and also to make payments. What are typical lease terms?Typically, lease will start with 12 months period and can be renewed for another lease term of month-to-month.

What utilities are paid by landlord?Most utilities are paid by Tenants. Any utilities paid by landlord will be listed in the lease.
