Application Process

01. What is the application process?

We screen potential tenants. Steps include:

  • Complete paper application or online
  • Submit state-issued ID and email for background check via TVS
  • Background check includes credit, eviction, criminal, and employment history
  • Fee: $52.95 per adult, payable on TVS website or to AGS Real Estate Wisconsin LLC
  • Additional documents may be requested (proof of income, Section 8 voucher)
02. What is the process for approval? Do you conduct background checks?

Yes, we conduct background checks via TVS. Clean credit, no past evictions, and no criminal record are preferred. Applicants with poor credit or past eviction may be considered with satisfactory explanation.

03. What documents are required along with the application?
  • Completed application form (one per adult)
  • Background check via TVS
  • Copy of state ID, pay stubs, proof of income, Section 8 forms if applicable
04. How much is the application fee?

$52.95 per adult, paid directly to TVS.

05. Do you allow Section 8?

Yes, we work with both Milwaukee Housing Authority and Milwaukee County Housing Division Section 8 programs.

06. Are pets allowed?

No, unless stated in lease. Pets must be non-dangerous, registered, and renters insurance is required.

During Renting

What are my responsibilities as tenant?
  • Follow lease
  • Keep landlord informed of maintenance issues
  • Keep premises clean
  • Lawn mowing and snow removal for single-family homes
  • Pay rent and utilities on time
What utilities are paid by landlord?

Most utilities are paid by tenants. Any utilities covered by landlord are listed in the lease.

Will my credit score go up if I pay rent without being late?

Yes, if agreed with landlord. On-time rent payments can help boost credit.

Should tenants carry renters insurance?

Yes, tenants must provide proof of insurance within 30 days of lease start.

Are appliances provided by landlord?

In most cases, appliances are not provided.

What are typical lease terms?

Leases start with 12-month term and can transition to month-to-month upon renewal.
